What Professional Preventive Maintenance Includes

Preventive maintenance—often called PM—is more than a quick visual check. EML Mechanical evaluates system operation, safety, cleanliness, airflow, drainage, and overall condition so small concerns can be identified before peak heating or cooling season.

Safety & Control InspectionInspect operating controls, safety devices, thermostat response, and visible equipment conditions.
Electrical CheckInspect accessible electrical connections and operating components for wear, overheating, or other concerns.
Airflow & FiltrationReview filter condition, accessible blower components, airflow, and temperature performance.
Drainage & MoistureInspect accessible condensate drains, traps, pumps, and related moisture-control components.

Please note: The exact PM procedure varies by equipment. Replacement parts, filters, oil nozzles, refrigerant, repairs, and deep cleaning are not included unless specifically listed in the selected plan or separately approved.

Custom Deep-Cleaning & Equipment Care

For equipment that needs more than a standard tune-up, EML Mechanical can build deeper cleaning and equipment-specific maintenance into a custom or multi-system plan.

Boiler or Hydronic-System FlushingTargeted flushing when inspection, water condition, debris, or system performance indicates that it is appropriate.
Mini-Split Deep CleaningDeeper cleaning of accessible coils, blower wheels, drain pans, and condensate components when needed.

Deep cleaning, flushing, chemicals, replacement parts, and corrective repairs are not automatically included in a standard PM visit. EML will inspect the equipment, recommend the proper scope and frequency, and include approved services in a customized plan or separate proposal.

Ductless pricing is based on the number of indoor units connected to the system, from a 1:1 system through a 5:1 system.
